Builder Floor vs Apartment in Mohali and Zirakpur: Costs, Maintenance, Resale and Who Each Suits

Property1313 Team · October 14, 2026 · 11 min read

Builder floor vs apartment is the first fork in the road for most families buying in Mohali or Zirakpur. Both give you a home of your own, but they are very different things to live in, pay for and one day sell. A builder floor gives you one full floor of a low-rise building on a plot, often with a share in the land. An apartment gives you a flat in a tower, with lifts, a clubhouse and a lot of neighbours. If you are comparing the two, this guide walks through the differences that actually change your decision, with examples from homes we list in October 2026.

Builder floor vs apartment: the short answer

  • A builder floor usually gives you more carpet area for every square foot you are charged for, fewer neighbours and lower running costs.
  • An apartment usually gives you lifts, security, a clubhouse and a managed society, and a larger choice of projects with a RERA registration.
  • Upfront cost depends far more on the location and the size than on the format; compare total cost sheets, not headline prices.
  • Paperwork is different: with a floor, check exactly what share of the plot, roof and parking you are buying. With an apartment, check the project's RERA registration and the society's charges.
  • Elderly parents, garden lovers and people who dislike lifts tend to prefer floors. Frequent travellers, NRIs and families who want amenities on site tend to prefer apartments.

What a builder floor is, and how it differs from an apartment

A builder floor is one floor of a low-rise building on a residential plot. In Tricity the common forms are G+2 (a ground floor and two upper floors) and stilt + 4 (parking at ground level and four homes above). Each floor is sold as a separate home, usually with a proportionate share in the land and rights over a defined parking area. Builders and buyers also call them independent floors. A kothi is different again: there the whole house and plot belong to one owner.

An apartment is one unit in a multi-storey group housing project. You own the flat and an undivided share in the common areas of the project, and a society or maintenance agency runs the lifts, security, clubhouse and services.

Some real examples from our listings make this concrete:

  • Wave Boulevard, Sector 85, Mohali: 3 BHK floors on G+2 built-up plots of 250 sq.yd. inside Wave Estate's township. Super area 1,350 sq.ft., carpet area 994.13 sq.ft. on every level. The ground-floor plan adds a rear lawn and paved parking for three cars in front.
  • Avenue 99, Sector 99, Mohali: 3 BHK floors on G+2 plots of about 200 sq.yd. Super area 1,086 sq.ft., carpet area 754.9 sq.ft. per floor.
  • Sanyukt 54/R1, Zirakpur: 3 BHK independent floors in a stilt + 4 building inside Sushma Valencia, off PR-7 Airport Road. 2,100 – 2,400 sq.ft., ₹1.29 Cr – ₹1.59 Cr on our listing, ready for possession as per the developer; the top-floor 2,400 sq.ft. homes come with a private terrace.
  • Omaxe Gardenia, Sector 13, New Chandigarh: 3 BHK floors with lifts, super area 2,256 – 2,306 sq.ft., carpet area 1,470 – 1,536 sq.ft., with a price range of ₹2.02 Cr – ₹2.22 Cr printed on the developer's website.

The cost question: what you pay up front

People assume floors are cheaper. Sometimes they are, often they are not; location and size move the price much more than the format. In Zirakpur, for example, ready apartments on our site start from ₹50.90 Lakh for a 1,200 sq.ft. 3 BHK at FIO Homes on the Patiala Highway, while the 3 BHK floors at Sanyukt 54/R1 start from ₹1.29 Cr for 2,100 sq.ft. In Mohali, SBP City of Dreams in Sector 116 lists 2 and 3 BHK apartments from ₹64.90 Lakh. You are not comparing like with like, which is why the one number to compare is cost per square foot of carpet area.

Here is where floors often have an edge. Look at how much of the charged area you actually get as carpet area, using the figures our listings carry:

HomeCarpet area of the charged areaShare
Wave Boulevard floor994.13 of 1,350 sq.ft.About 74%
Avenue 99 floor754.9 of 1,086 sq.ft.About 70%
Omaxe Gardenia floor1,470 of 2,256 sq.ft.About 65%
The Pinnacle 4 BHK apartment, Sector 83 Alpha1,593 of 2,600 sq.ft.About 61%
Noble Callista 4+1 BHK apartment, Sector 66B2,122 of 3,500 sq.ft.About 61%
Marbella Twin Towers 5 BHK apartment, New Chandigarh2,471 of 4,390 sq.ft.About 56%

This is a handful of projects, not a rule. But the pattern makes sense: a tower carries lobbies, lift cores, a clubhouse and fire stairs, and their share is loaded onto every flat's super area. Always ask for the carpet area in writing and divide the total price by it. Our explainer on carpet, built-up and super area shows how.

Apartments also come with extras that floors usually do not. On the owner's price lists for two large projects we list, club membership alone is ₹9,00,000 at The Pinnacle (Sep'26 price list) and ₹15,00,000 at Opus One, and both charge an interest-free maintenance security (IFMS) of ₹75 per sq.ft. Add floor-wise preferential location charges, extra parking and power backup, and the gap between the headline price and the cheque you write can be large. Stamp duty and registration are charged on both formats; our Punjab stamp duty guide covers them, and your lawyer should confirm the figure for your deed.

GST is a separate point. It applies to an under-construction home, whether a floor or a flat, and does not apply to a ready home sold after the completion certificate is issued. Ask for the GST line on the cost sheet and confirm the rate with your CA.

Maintenance: the cost that never stops

An apartment's monthly maintenance pays for lift upkeep, guards, housekeeping, common-area power, the clubhouse staff and the pool. You pay it whether or not you use the gym. A builder floor has far fewer shared services, so the monthly bill is usually smaller, and in a G+2 building the owners often simply split the electricity of the common stairs and the water pump among themselves.

Two caveats. First, floors inside a gated township, such as Wave Boulevard in Wave Estate or Sanyukt 54/R1 in Sushma Valencia, may carry township maintenance for the roads, gates, parks and club. Second, with fewer owners, every repair to the roof, the water tank or the façade is shared among two to four families, and someone has to organise it. Ask the seller what the current monthly charge is, what it covers and who collects it after handover.

RERA and paperwork: where floors need extra care

The Real Estate (Regulation and Development) Act, 2016 does not require registration of a project where the land is not more than 500 square metres, or where the number of apartments is not more than eight, counting all phases (Section 3(2)(a)); the Act lets the state government set lower limits, so check the current position with RERA Punjab. A 250 sq.yd. plot is about 209 sq.m., so a single G+2 or stilt + 4 building on one plot can fall outside RERA altogether. That does not make the floor unsafe, but it does mean you lose the protections a registration gives, and your own checks matter more.

Floors inside a registered township are a different case. Wave Boulevard's developer prints PBRERA-SAS81-PR0147, which RERA Punjab's list (as on 25 September 2026) shows as "Wave Estate, Block-A"; ask which registration covers the floor you are offered. Our Sanyukt 54/R1 listing does not carry a RERA number, so ask the builder for the registration certificate, or for the reason it is not required, before you pay.

For any floor, ask your lawyer to check:

  • the approved building plan from GMADA or the municipal council, and the completion or occupation certificate;
  • the exact share of the land written into your sale deed;
  • who owns the roof and the right to build on it in future;
  • which parking bay is yours, in writing;
  • that the title of the plot is clear and the plot is free of loans.

For an apartment, the RERA registration does much of the first round of checking for you. Our guide to checking documents before you buy covers the rest.

Not sure whether the floor or flat you have shortlisted is registered? Send us the project name on WhatsApp at 89100 01313 and a Property1313 advisor will tell you what RERA Punjab's list shows and which papers to ask for.

Resale: what affects it, without the hype

Nobody can promise you a resale price, and we will not. What we can tell you is what buyers look at when you sell. With an apartment in a large project, a buyer can compare your flat with dozens of similar ones, check the society's upkeep and see the clubhouse, which makes it easy to price and easy to understand, but it also means you compete with every other seller in the same towers. With a builder floor, a buyer looks hard at the land share, the condition of the building, the approvals and whether the roof rights are clear. A well-kept floor with clean papers in a good colony is easy to show; a floor with an unclear roof or parking arrangement is hard to sell at any price.

Either way, the most useful thing you can do for a future sale is to buy with clean, complete paperwork today.

Which suits you: builder floor or apartment?

A builder floor tends to suit you if:

  • you have elderly parents who should not depend on a lift, and a ground floor with a lawn appeals;
  • you want fewer neighbours and a lower monthly bill;
  • you do not need a pool or gym on site, or a township club is enough;
  • you are comfortable doing more of the legal checking yourself.

An apartment tends to suit you if:

  • you travel often or live abroad and want to lock up and leave;
  • you want security, lifts, power backup and a clubhouse managed for you;
  • children's play areas and a community matter to your family;
  • you prefer a RERA-registered project with a published completion date.

Builder floors and apartments in Mohali and Zirakpur: where you find each

In Mohali, the floors we list sit inside planned townships, Wave Estate's in Sectors 85 and 99, while apartments line IT City, the Airport Road sectors and the newer sectors such as 85 and 88. In Zirakpur, apartments cluster along PR-7 Airport Road, VIP Road, the Patiala Highway and High Ground Road, and floors sit inside gated townships such as Sushma Valencia. So your choice of format partly decides your choice of neighbourhood, and the other way round.

Frequently Asked Questions

Is a builder floor better than an apartment?
Neither is better for everyone. A builder floor usually offers more carpet area for the area charged, fewer neighbours and lower maintenance; an apartment offers lifts, security, a clubhouse and a managed society. Choose by how your family lives and compare total cost per sq.ft. of carpet area.
Are builder floors cheaper than flats in Mohali and Zirakpur?
Not always. Location and size move the price more than the format. On our listings in October 2026, Zirakpur 3 BHK floors at Sanyukt 54/R1 start from ₹1.29 Cr, while ready 3 BHK apartments start lower in some locations. Compare the full cost sheet and the carpet area.
Do builder floors need RERA registration?
Under Section 3(2)(a) of the RERA Act, 2016, a project on land of not more than 500 sq.m. or with not more than eight apartments need not be registered, unless the state sets lower limits. Many single-plot floors fall outside RERA, so check approvals and title with your lawyer. Floors inside a registered township may be covered by its registration.
Is maintenance lower in a builder floor?
Usually, because there are fewer shared services such as lifts, guards and a clubhouse. Floors inside a gated township may still pay township maintenance, so ask the current monthly charge and what it covers.
What should I check before buying a builder floor?
The approved building plan, the completion or occupation certificate, the land share in the sale deed, roof rights, the parking bay allotted to you and a clear title to the plot. Have a lawyer review the documents before you pay.
