Commercial Property on Airport Road Mohali and Aerocity: What to Check Before You Buy a Shop, Showroom or SCO

Property1313 Team · October 16, 2026 · 11 min read

Buying commercial property on Airport Road Mohali, or anywhere along the PR-7 corridor that runs from Zirakpur past Aerocity to the airport, is a different exercise from buying a flat. A home is judged by how it feels to live in. A shop or showroom is judged by who walks past it, who can park in front of it, which floor it is on and exactly how many square feet you are being charged for. This guide is the checklist we use with buyers, illustrated with commercial projects we list in October 2026. Use it to ask better questions, and take the final legal and tax calls with your lawyer and CA.

Key points before you start

  • "SCO" is used loosely. It can mean a whole shop-cum-office building on its own plot, or just one unit on one floor of a complex. Find out which you are buying.
  • Floor changes price more than anything else. On one price list we hold, the same 15 ft × 70 ft unit ranges from ₹54.62 Lakh to ₹2.83 Cr by floor.
  • Commercial sizes are often quoted as width × depth, not in square feet. Ask for the chargeable area in writing, and whether it is super, covered or carpet.
  • Commercial projects are registered with RERA too. Check the registration on the official portal, and do not pay for a project that is not yet registered.
  • The real cost includes other charges, maintenance paid in advance, GST and stamp duty. Get a full cost sheet.

Where "Airport Road" and "Aerocity" actually are

Two names cause a lot of confusion. The PR-7 International Airport Road starts near the Zirakpur–Patiala Highway and runs towards Chandigarh International Airport, so many projects marketed as "on Airport Road" are in Zirakpur, around Ramgarh Bhudda and the Aerocity junction. GMADA's Aerocity is a separate planned area on the Mohali side, around Airport Chowk. A Zirakpur address on the "Aerocity Road" is not inside GMADA Aerocity. Neither is better by default; just know which one a brochure means, because the approving authority, the surroundings and the catchment differ.

Mohali's established commercial belt is a third option. HLP Galleria, for instance, is on Himalaya Marg in Sector 62 (Phase 8), next to Cosmo Hospital, rather than on PR-7.

Shop, showroom, SCO or office: know the format

  • Shop: a small retail unit, often inside a mall or arcade. HLP Galleria's marketing material quotes double-storey shops of 10 ft × 30 ft on the ground floor and 433 sq.ft. units on a centralised air-conditioned retail floor.
  • Showroom: a larger, usually double-height retail unit with road frontage. HLP Galleria quotes ground-floor showrooms of 1,385 sq.ft. facing the 200-ft road and 1,155 sq.ft. facing the 100-ft road; Grand Emporio lists showrooms of 17 ft × 70 ft facing Airport Road and 16.5 ft × 70 ft facing Patiala Road.
  • SCO (shop-cum-office): traditionally a building with a shop below and offices above. HLP Galleria quotes built-up SCOs with a lift, of basement, ground and three upper floors, 1,120 sq.ft. a floor and 5,600 sq.ft. covered including the basement. Vintage Arcade, by contrast, sells "SCO units" one floor at a time.
  • Office space: units on upper floors meant for professionals and small firms. HLP Galleria quotes 433 sq.ft. offices on the fifth and sixth floors.
  • Food court and restaurant spaces: HLP Galleria quotes 810 sq.ft. food court units on the third floor and restaurant spaces of 1,956 – 2,635 sq.ft.

The format you need depends on the business that will run there. A clinic, a CA's office and a boutique want very different things, and a unit that suits one may not suit another.

If you are still choosing between an SCO and a showroom, our earlier comparison covers the basics.

Frontage, road width, access and parking

Stand where your customers will stand. Then ask:

  • How wide is the frontage, and is it on the main road, a service lane or an internal corridor?
  • How wide is the road it faces? HLP Galleria's showrooms are sold as facing either the 200-ft or the 100-ft road, and that is the first thing a buyer should note.
  • Can a car stop in front, and where does it park? HLP Galleria's developer lists 1,300 car parks and valet parking; for a smaller building, such as Roselyn Square on a site of about 1.06 acres, check the parking allotted to your unit.
  • How many entry and exit points does the complex have, and is there a U-turn or a cut in the divider nearby?
  • Is the unit visible from the road, or hidden behind a column, a staircase or a kiosk?

A unit that looks perfect on a floor plan can feel very different on site. Visit twice: once on a weekday morning and once on a weekend evening.

Floor and position: why the same unit has seven prices

Vintage Arcade on PR-7 Airport Road, Zirakpur is a clear example. Its developer's price list (it carries no date, so ask for the current one) prices one SCO unit of 15 ft × 70 ft on each floor, plus a 15 ft × 35 ft unit on the fifth floor. The basic sale prices are:

FloorBasic sale price
Upper ground floor₹2,83,35,000
Lower ground floor₹2,31,00,000
First floor₹1,78,50,000
Second floor₹1,57,50,000
Third floor₹1,05,00,000
Fourth floor₹94,50,000
Fifth floor (15 ft × 35 ft)₹54,62,500

Same width, same depth, and the upper ground floor costs about three times the fourth floor. That gap reflects how much more customers use the floor they can walk into from the road. Decide first how much passing trade your business really needs; a consultant's office may do perfectly well on the third floor, a sweet shop will not.

Area: get the chargeable square feet in writing

Commercial units are often described only by width and depth. A 15 ft × 70 ft unit is 1,050 sq.ft. of floor plate, but the area you are charged for may be different once a share of corridors, stairs and services is added. Vintage Arcade's price list prints no area in sq.ft. at all, yet some of its other charges are levied per sq.ft. HLP Galleria's marketing material does not say whether its sizes are super, covered or carpet area. In both cases the answer is the same: ask for the chargeable area, the carpet area and the basis of every per-sq.ft. charge, in writing.

Our guide to carpet, built-up and super area applies just as much to a shop as to a flat.

RERA status of commercial property on Airport Road Mohali and nearby

RERA covers commercial projects as well as housing. Here is what our listings record for the projects in this guide:

  • HLP Galleria, Sector 62, Mohali: PBRERA-SAS81-PC0100, on RERA Punjab's list of registered projects as on 25 September 2026 (promoter KCB Infra). The registration also appeared on RERA Punjab's list of lapsed registrations dated 24 January 2025, so check its current status on the portal.
  • Vintage Arcade, PR-7, Zirakpur: PBRERA-SAS79-PC0361.
  • Roselyn Square, PR-7 (Aerocity Road), Zirakpur: PBRERA-SAS79-PC0087.
  • Grand Emporio, Aerocity junction of PR-7 and Patiala Road: PBRERA-SAS79-PC0240.
  • Aster Plaza, PR-7 Airport Road, Zirakpur: PBRERA-SAS79-PC0142.

For every project, open the number on the official RERA Punjab portal and check that the registration is current, the completion date, and that the promoter named there is the company you will be paying. Several upcoming commercial projects along this corridor are being marketed before their registration comes through. Wait for it; do not pay a booking amount for a project that is not registered.

Ready, part-ready or upcoming?

Commercial projects on this stretch are at very different stages, and the stage changes what you are buying:

  • HLP Galleria is open and trading. The developer's website counts more than 70 brands and shows its 5-screen multiplex as upcoming. With a running mall, ask about the handover and occupancy position of the exact unit you are offered.
  • Roselyn Square is listed as ready, partly operational; confirm the position unit by unit.
  • Aster Plaza is listed as ready to move, from ₹1,75,00,000 on our listing.
  • Vintage Arcade's launch stage and possession date are not stated in the developer's material.
  • Grand Emporio is listed as upcoming, with showrooms from ₹1.50 Cr to ₹3.50 Cr depending on floor and road facing.

A ready unit lets you see the actual footfall and neighbours before you buy. An upcoming one asks you to trust a plan, so read the RERA completion date and the agreement carefully.

The real cost: what sits on top of the basic price

The basic sale price is rarely the full cheque. Expect some or all of the following, and ask for each in writing:

  • Other charges such as EDC, EEC and FFC, often per sq.ft. (Vintage Arcade's price list lists these separately, over the BSP).
  • Common area maintenance paid in advance; Vintage Arcade asks for three years' maintenance in advance.
  • Power load and power backup charges.
  • Parking, if it is sold separately.
  • GST on an under-construction unit. The rate for commercial property is not the same as for housing; confirm it with your CA.
  • Stamp duty and registration on the sale deed. Our Punjab guide explains the basics; your lawyer should confirm the figure.

If you are funding the purchase with a loan, speak to your bank early. Banks assess commercial property differently from homes, and the amount and terms they offer may differ; get their answer in writing before you book.

Payment plans: read the timing, not just the percentages

Vintage Arcade's price list shows how much the plan matters. Plan A asks for 25% of the BSP at booking and the remaining 75% plus other charges within 15 days. Plan B asks for 25% at booking, another 25% within 15 days, 20% within three months, 20% within six months, and the last 10% plus other charges at possession. On a ₹1.5 Cr unit, the difference between the two is whether you need over ₹1.1 Cr in two weeks or spread across six months. Check the plan against your own cash flow, and see what any loan component does to your monthly outgo on our EMI calculator.

A closer look at HLP Galleria

Because it is already open and trading, HLP Galleria gets more questions from buyers than most projects on this list. It is by the HLP Group (Home and Land Planners), with KCB Infra as the promoter on RERA Punjab's list, on a site of 6.69 acres as quoted in its marketing material. The marketing floor plans run from a mid-ground floor to the seventh floor, with basement and surface parking, and the developer lists food and beverage outlets, a cinema, Grade-A offices, facility management, concierge services and 3-tier security. Prices are on request. Its builder page on our site lists HLP Group's other projects, including the HLP Palmillas plotted township in Zirakpur.

Frequently Asked Questions

What is an SCO in commercial property?
SCO stands for shop-cum-office. Traditionally it is a building with a shop on the ground floor and offices above, as in HLP Galleria's built-up SCOs with a lift. Some projects also sell individual "SCO units" floor by floor, so confirm whether you are buying a whole building or one unit.
Is Airport Road in Mohali or Zirakpur?
Both. The PR-7 International Airport Road starts near the Zirakpur–Patiala Highway and runs towards the airport, so many "Airport Road" projects are in Zirakpur. GMADA Aerocity is a separate planned area on the Mohali side, near Airport Chowk.
Why does a ground-floor shop cost so much more?
Because it gets the most walk-in customers. On Vintage Arcade's price list, the same 15 ft × 70 ft unit is ₹2,83,35,000 on the upper ground floor and ₹94,50,000 on the fourth floor. Choose the floor your business needs, not the most expensive one.
Is HLP Galleria RERA registered?
Its registration is PBRERA-SAS81-PC0100, on RERA Punjab's list of registered projects as on 25 September 2026. It also appeared on RERA Punjab's lapsed list of 24 January 2025, so check the current status on the official portal before booking.
What charges are added to a commercial property price?
Commonly EDC, EEC and FFC, maintenance in advance, power load and backup, parking, GST on under-construction units, and stamp duty and registration. Ask for a full cost sheet and confirm the tax with your CA.
