The essentials:
The project covers 89,516 sq.ft. with 140 built-up showrooms, more than 70 hotel rooms and more than 300 car parking spaces. It has six levels, from the lower ground floor to the fourth floor, with eight passenger lifts and basement parking. Our listing shows it as upcoming, with no possession date yet.

Two things stand out. On both roads the upper ground floor costs more than any other level, and the lower ground and first floors are priced the same. On the PR-7 side, the second, third and fourth floors share one price. Our listing gives no Patiala Road price for the third and fourth floors, so ask if you want one of those.
The sizes are frontage by depth. Ask for the super area and carpet area of the exact showroom, in writing, before you compare it with another project; our guide to carpet and super area explains the difference.

What to check: 25% of the price is due within 15 days of booking. Section 13(1) of the RERA Act says a promoter may not take more than 10% of the cost before a registered agreement for sale, so the agreement should come first. Ask for its date.

Take the PR-7 Road upper ground floor unit: ₹3,50,00,000 + IFMS ₹2,00,000 = ₹3,52,00,000, plus ₹30,000 for each KVA of backup you take and GST. On the cheapest listed unit, a Patiala Road second-floor showroom, the same sum is ₹1,52,00,000 plus backup and GST.
