Marbella Twin Towers is a two-tower apartment project by SRG Marbella Developers & Promoters LLP (Marbella Group) on Madhya Marg, Sector 2, New Chandigarh. It is a one-type project, so its price list is a single line: a 5 BHK of 4,390 sq.ft. super area. This page explains that line in full, the three areas behind it, what the price does not tell you yet, and the government charges worked out.

The essentials:
Two residential towers joined by sky bridges, marked "Stilt + 33 floors" on the project's site plan, with 264 residences, four on each floor, as quoted in the project's marketing material. Confirm the floor count and number of homes on the RERA portal. RERA Punjab's published list of registered projects, as on 25 September 2026, shows the registration as "Marbella Twin Towers (Formerly known as Curo One, Part II, Residential)". The hotel, multiplex and shops in front are a separate project, Marbella Curo One, with its own registration (PBRERA-SAS80-PM0020).
The most recent construction update we found from the developer, its video of April 2025, said Tower A had risen beyond 26 floors. Ask for the current stage of both towers.

Note: the areas are indicative and are not listed on the developer's website, and the price is quoted by our team rather than printed by the developer or on RERA Punjab's list. Take the price and area of your chosen flat in writing.
The unit plans also show a store room and a puja room, a private deck and four 6 ft wide balconies, one of them a utility balcony. Two car parks per apartment are quoted. The carpet area is about 56% of the super area, which puts the price at about ₹17,645 per sq.ft. of carpet. Prices change with the floor and the offer of the day, so the "onwards" figure is a starting point.
Our listing does not carry a payment plan or a schedule of extra charges for Marbella Twin Towers. The current plan is available from our team: ask for it in writing, with the booking amount, every stage, and the club, IFMS, power backup, parking and PLC charges, before you compare it with another project.
What to check: whatever plan you are offered, Section 13(1) of the RERA Act does not allow a promoter to take more than 10% of the cost before a registered agreement for sale. If the booking stage is larger, ask when the agreement will be registered.

New Chandigarh is in Punjab, so Punjab rates apply. In Punjab the sale deed carries stamp duty of 6% for a man, 4% for a woman or 5% for a joint man-and-woman purchase, plus a 1% cess and a 1% PIDB fee, and registration of 1% capped at ₹2 lakh. On a deed value of ₹4.36 Cr:

These figures assume the sale deed is registered at the basic price alone. The value on the deed can be higher, for example when it includes parking or other charges, or when the collector rate for the site is higher, so run your own numbers on our stamp duty calculator before you budget.
Tip: a woman buying alone saves ₹8,72,000 against a man buying alone at this price; a joint man-and-woman purchase saves ₹4,36,000.
The project brochure gives 2 minutes to the Chandigarh Botanical Garden, NMIMS and Homi Bhabha Cancer Hospital, 5 minutes to PGI and Panjab University, 12 minutes to Sector 17 and the ISBT, 14 minutes to Sukhna Lake, 22 minutes to Elante Mall, 25 minutes to the railway station and 35 minutes to the airport. The specification sheet lists VRV air conditioning, a modular kitchen with built-in appliances, a laminated wood floor in the master bedroom, keyless entry with a video door phone, fire sprinklers and an LPG gas line; many items are a brand "or equivalent". Who it suits: buyers who want one very large home close to PGI and Panjab University, and are willing to confirm the area, price and timeline in writing before booking.
