Aerotropolis Mohali: Pockets, Land Acquisition Status and What Is Actually Built

Quick answer: Aerotropolis Mohali is GMADA's township project around Chandigarh International Airport. As of 30 October 2026, pockets A to D (about 1,650 to 1,700 acres) were acquired years ago and allotted to landowners as land pooling LOIs, with part of the land long held up in court. Pockets E to J (about 3,537 acres in eight villages) are being acquired under the 2013 Act. A further extension, including Kurda, Banur and Azizpur, is at the objections and hearing stage in October and November 2026.

"Aerotropolis" is one of the most used and least understood words in Mohali property. It gets mixed up with Aerocity, the older GMADA township on the same side of the airport, and it gets attached to almost any land within a few kilometres of the runway. This guide sorts out the pockets, gives the land acquisition status from official notices and dated press, and is honest about what we could and could not confirm about what is built.

Aerocity and Aerotropolis are not the same thing

Aerocity is GMADA's earlier plotted township near the airport, laid out in lettered blocks. Our Aerocity map layout page and its block pages, such as Aerocity Block B, show those blocks and our listings in them. Houses and group housing in Aerocity are already lived in.

Aerotropolis is the larger, newer project around the airport, also planned in lettered pockets: A to D first, then E to J, and now a further extension. When someone says "Aerotropolis plot", ask straight away: which pocket, and is it an allotted plot or a land pooling LOI?

Pockets A to D: acquired, pooled and partly in court

On 9 September 2021, The Tribune reported that GMADA had acquired about 1,650 acres for pockets A, B, C and D, that owners of about 1,460 acres had chosen land pooling, and that LOIs were being issued online through an SMS link. The same report said tenders worth about ₹215 crore for civil, public health and electrical works were to be floated.

Since then, litigation has slowed the project. The Tribune reported on 10 August 2024 that the Aerotropolis scheme was held up by a court case over about 250 acres pending since 2021, and on 19 September 2025 that the project had been delayed for about four years by litigation over 240 acres, with about 1,700 acres acquired for blocks A to D under the 2013 Act.

For a buyer, pockets A to D are where Aerotropolis LOIs come from. Before you buy one, read our GMADA land pooling guide and confirm the LOI's status with GMADA.

Pockets E to J: acquisition under the 2013 Act

The Tribune reported on 24 November 2025 that Punjab Agricultural University had submitted a social impact assessment report for pockets E to J, covering eight villages: Patton, Kurari, Seonk, Bari, Matran, Bakarpur, Kishanpura and Chhat. The planned areas were E 758 acres, F 445, G 498, H 879, I 467 and J 468, with the report giving a total of 3,537 acres. An expert group was to evaluate the report on 27 November 2025, and residents had filed objections.

We have not given compensation figures or an award date for these pockets, because we could not find an official award document for them on GMADA's website as of 30 October 2026, and the unofficial figures we saw differ from one another.

What this means: nothing in pockets E to J is a plot yet. Acquisition comes first, then development, then allotment. An "E-block plot" sold today is no more than a landowner's future entitlement.

The Aerotropolis extension: notices of August to November 2026

GMADA's public notices in October 2026 show the next ring of acquisition. A notice from the Land Acquisition Collector, Department of Housing and Urban Development, says Section 11 notifications under the 2013 Act were issued on 17, 19 and 21 August 2026 for the Aerotropolis extension in villages Kurda, Khizargarh, Banur and Manakpur Kallar. Objections received under Section 15 were heard at PUDA Bhawan, Sector 62, on 28 October 2026 (Kurda, Khizargarh, Banur, Manakpur Kallar) and 29 October 2026 (Sekhan Majra, Tangori and Karala).

A second notice, signed on 17 October 2026, fixes a public hearing under Section 16(5) for the Aerotropolis extension residential project in village Azizpur, covering 186.5979 acres, on 5 November 2026 at 12 noon at the village gurdwara. See GMADA's public notices.

The same notice board carries acquisition notices for a separate Expocity project, in villages including Safipur, Ladiaali, Dharamgarh and Rudka.

Important: Being near a notified village is not the same as being inside the project. If you own or are buying land near these villages, ask whether your khasra numbers are in the notification. If they are, the land is under acquisition, and you should speak to a lawyer before you buy or sell it.

What is actually built?

This is the question we get most, and the honest answer is: less than the hoardings suggest, and we could not confirm a current works report from GMADA.

What the dated record shows:

  • Aerocity, the older township, has occupied houses, markets and group housing. You can see it on the ground.
  • For Aerotropolis pockets A to D, The Tribune wrote in November 2025 that GMADA had already developed those blocks. We have not found an official GMADA document listing completed roads, sewerage or power by pocket.
  • Pockets E to J and the extension are at the acquisition stage. There is no development on them yet.

So if you are offered something "ready" in Aerotropolis, ask to see it. Drive the roads, look at the services on the ground, and ask GMADA what has been handed over. We are happy to go with you.
