Horizon Belmond Sector 88 Mohali: 3, 4 & 5 BHK Sizes, RERA and Amenities
Property1313 Team · October 12, 2026 · 11 min read
If you have driven down the Sector 88–89 dividing road in Mohali recently, you will have seen the towers of Horizon Belmond rising. Horizon Belmond Sector 88 Mohali is a high-rise project of 3, 4 and 5 BHK homes, every one of them with a servant room, built by Horizon Group on a 6.5-acre site. The questions we get about it are always the same: how big are the flats, is the project RERA registered, when is possession and what will it cost. This guide answers each of them from the developer's material and RERA Punjab's published list, and it tells you plainly where the published information stops.
Horizon Belmond Sector 88 Mohali at a glance

- Price: on request. Neither the developer nor RERA Punjab's list prints a price.
Where is Horizon Belmond in Sector 88, and what is nearby?
Sector 88 is one of Mohali's newer GMADA sectors, and the project sits on Site No. 2 along the road that divides Sectors 88 and 89. That matters more than it sounds: a sector-dividing road usually carries more traffic than an internal sector road, so ask which blocks face the road and which face the central green before you pick a home.
The project's marketing material gives these travel times. They are the developer's figures, not ours, and traffic changes them, so drive the route yourself at the hour you would normally travel.
| Place | Travel time (developer's figure) |
|---|---|
| Quark City | 5 minutes |
| Gurudwara Singh Shaheedan, Sohana | 10 minutes |
| PCA Stadium, Mohali | 10 minutes |
| Fortis Hospital, Mohali | 12 minutes |
| Mohali railway station | 15 minutes |
| Bestech Mall | 15 minutes |
| Chandigarh International Airport | 10 – 15 minutes (the figures quoted differ) |
| PGIMER, Chandigarh | 28 minutes |
| Elante Mall | 30 minutes |
If you are comparing homes in this newer belt of Mohali, Wave Gardens Phase II in Sector 85 is another under-construction project we list, with 3 and 4 BHK + servant room homes. We mention it so you have something to measure Horizon Belmond against, not because one is better than the other.
Horizon Belmond 3, 4 and 5 BHK: home types and sizes
Every home type at Horizon Belmond Sector 88 Mohali comes with a servant room, which is still uncommon in Tricity high-rises. The developer's site plan puts each home type in its own blocks, so the type you choose also decides which part of the site you live in.
| Home | Super area (indicative) | Blocks | Note |
|---|---|---|---|
| 3 BHK + servant room | 2,606 – 2,808 sq.ft. | B3 to B6 | Lower and upper penthouse layouts are also shown |
| 4 BHK + servant room | 3,326 – 3,538 sq.ft. | B1 and B2 | The unit plans show a puja room |
| 5 BHK + servant room duplex (Horizon Kohinoor) | On request | K1 and K2 | Private lift and double-height living room |
A word of caution on those numbers. The sizes come from the project's marketing material, not from the developer's website, and they are super areas. Super area includes a share of lobbies, lift cores, walls and other common spaces; what you actually live in is the carpet area, the area the RERA Act asks developers to state. Before you compare Horizon Belmond with any other project, ask for the carpet area of the specific flat in writing. Our older guide on carpet, built-up and super area explains the difference in a few minutes.
The developer's floor plans show two apartments on each floor around a central core, with two passenger lifts and a fire lift at each core, and balconies drawn 6 ft wide. Two homes a floor means fewer shared walls and a quieter lobby, which many families moving from a kothi or a builder floor tell us they care about.
Horizon Kohinoor is the name of the two 5 BHK blocks. These are duplex residences with private lifts and double-height living rooms facing north-east over the central green. No size has been published for them yet, so treat any figure you hear as provisional until it is printed on a cost sheet.
Is Horizon Belmond RERA registered?
Yes. Horizon Belmond is registered with RERA Punjab as PBRERA-SAS81-PR0813. RERA Punjab's published list of registered projects, as on 25 September 2026, shows this number for "Horizon Belmond", with Horizon Infrastructure and Developers LLP and GMADA as promoters, at Group Housing Site No. 2, Sector 88, SAS Nagar.
A registration number on a brochure is only the starting point. Open the project on the official RERA Punjab portal and check three things yourself: that the registration is current, the completion date written into the registration, and the quarterly progress the promoter has reported. If the completion date on RERA and the March 2027 date in the marketing material differ, the RERA date is the one your agreement should follow. Ask your lawyer to read the builder-buyer agreement before you sign it.
Our step-by-step guide to checking RERA registration in Punjab shows exactly where to look on the portal.
Club Stardom and the amenities on the site plan
The clubhouse is called Club Stardom. The developer describes it with an all-weather indoor swimming pool under a glass roof, a restaurant and coffee shop, a gymnasium with an aerobics and yoga room, a games room and a banquet hall. An indoor pool is useful in Mohali, where an open pool is closed for a good part of the winter.
Around the central green, the developer's site plan marks a basketball court, a badminton court, a cricket pitch, an open-air gym, a kids' play area, an open-air theatre, a meditation area, a senior citizens' area, a Japanese garden, a pet garden and a party lawn. The developer also lists a water feature and mist fountain, an onsite concierge, and basement and surface parking.
Belmond Drive is a row of shops along the front of the project, with 23 shop units on the site plan, planned for speciality outlets, services and restaurants. Shops at the gate are convenient for daily needs. They also bring visitors, so ask how the shop frontage is separated from the residential entry and where shoppers will park.
Construction status and possession
Horizon Belmond is under construction. The developer's construction update of January 2026 says construction is in full swing, and a sample residence opened at the site in late 2024, so you can walk through a finished home before deciding. Possession is quoted as March 2027 in the project's marketing material. The developer's own website does not print a date, so ask for the construction stage of the block you are interested in, not of the project as a whole.
Buying under construction has a few practical consequences. GST applies to the instalments of an under-construction home, which it does not on a ready home sold after the completion certificate. Your payments will follow a plan linked to dates or to construction stages, so ask which plan is on offer; our guide to construction-linked, down payment and possession-linked plans explains the trade-offs. And if you are taking a home loan, you may pay pre-EMI interest on the amount disbursed until the full loan starts; run the numbers on our EMI calculator before you commit.

What is the price of Horizon Belmond?
The price is on request. Neither the developer nor RERA Punjab's list publishes one, and we would rather tell you that than print a guess. When you get a quote, ask for it broken down: the rate per sq.ft. and the area it is charged on, preferential location charges for floor or view, car parking, power backup, the maintenance deposit (IFMS), club membership, and GST. Then ask for the total cost sheet in writing, signed or on the developer's letterhead.
To judge a quote, put it beside other 3 and 4 BHK + servant room homes in Mohali. Two examples from our listings in October 2026: Wave Gardens Phase II in Sector 85 shows its 4 BHK + S of 3,500 sq.ft. from ₹3.85 Cr, and Noble Callista in Sector 66B shows its 4+1 BHK of 3,500 sq.ft. from ₹3,41,25,000. These are different projects at different stages, so compare like with like on our compare tool: carpet area, floor, parking and what the price includes.
Who Horizon Belmond suits, and who should look elsewhere
It suits you if you want a large home with a servant room, value privacy (two homes a floor), want a clubhouse with an indoor pool on site, and can wait for a home that is still being built. Families upgrading from a 3 BHK in an older sector, or moving from a builder floor and wanting lifts and security, are the buyers who usually shortlist a project like this.
Look elsewhere if you need to move in within months. In that case a ready home makes more sense: JLPL Falcon View in Sector 66A, for example, is ready to move and lists its 4 BHK + servant room of 3,007 – 3,091 sq.ft. from ₹2,81,86,698. Look elsewhere too if you want a published price before you visit, or if a home facing a busy sector road is a deal-breaker and the block you like faces it.
