How to Check RERA Registration in Punjab: Step-by-Step Guide for Buyers

Property1313 Team · October 1, 2026 · 11 min read

Before you pay a booking amount anywhere in Mohali, Zirakpur, Kharar or New Chandigarh, take ten minutes to check RERA registration in Punjab yourself. A brochure can print any number. The official RERA Punjab portal is the one place where that number either matches a registered project or it does not. This guide walks you through the search screen by screen, and explains the parts most buyers skip: the valid-upto date, the quarterly updates and the lists of lapsed, pending and rejected projects.

We do this check for every project before it goes on Property1313, and buyers often ask us to show them how. So here is the same routine, written the way we would explain it across a table at a site office.

The short version, if you only have a minute before a site visit or a booking meeting:

  • The portal is rera.punjab.gov.in. Use Registrations, then Search Registered Projects.
  • Search by registration number first. If nothing comes up, search by project name and by promoter (company) name.
  • Note the "Registration Valid Upto" date and compare it with the possession date the builder is promising you.
  • "Applied for RERA" is not registration. A project on the pending list cannot be advertised or booked yet.
  • If a registration has lapsed, ask for the extension order or the completion certificate before you go further.

Why the RERA number comes first

The Real Estate (Regulation and Development) Act, 2016 is blunt about this. Section 3(1) says a promoter cannot advertise, market, book, sell or even invite people to buy in a real estate project without first registering it with the state authority. The Act exempts only small projects: land of not more than 500 square metres, or not more than eight apartments across all phases (Section 3(2)(a)). Almost every group housing society or commercial complex you will look at in the Tricity is well above that.

Registration is not a quality certificate. It does not tell you the builder will finish on time or that the flats are well built. What it does is bring the project under the Act: the promoter has to keep 70% of the money collected from buyers in a separate bank account for construction and land cost (Section 4(2)(l)(D)), post regular updates, and answer to the authority if things go wrong. Without registration you lose most of that protection.

What a Punjab RERA number looks like

Punjab numbers begin with PBRERA, followed by a district code and a project code. A few real examples from our own listings: Opus One in Eco-City 2, New Chandigarh is PBRERA-SAS81-PR1267, The Pinnacle in Sector 83 Alpha, Mohali is PBRERA-SAS81-PR1166, and JMR City Walk, a showroom project on the Chandigarh-Ambala highway in Zirakpur, is PBRERA-SAS79-PC0200. On our commercial listings the code usually carries PC rather than PR.

Large townships are often registered phase by phase, so one brand name can carry two or three numbers. Omaxe The Resort in New Chandigarh, for instance, is listed with PBRERA-SAS80-PR0220 and PBRERA-SAS80-PR0222. Ask which number covers the tower or block you are buying in, because that is the registration your agreement will refer to.

Panchkula is in Haryana, so its projects are registered with Haryana RERA and the numbers start with HRERA. Windsong Residences at Trident Hills, which we list, carries HRERA-PKL-PKL-476-2023 and HRERA-PKL-PKL-477-2023. A Punjab search will not find these; use the Haryana authority's portal instead.

How to check RERA registration in Punjab: step by step

Here is the search itself. It works on a phone, but a laptop is easier because the results table is wide.

  • Open rera.punjab.gov.in in your browser. Type the address yourself rather than tapping a link sent on WhatsApp.
  • From the top menu choose Registrations, then Search Registered Projects.
  • Pick the district. Mohali, Zirakpur, Kharar, Dera Bassi and New Chandigarh projects fall in SAS Nagar district. If you are unsure, leave it on All.
  • Enter the registration number exactly as printed on the brochure. If you get no result, clear it and try the project name, then the promoter's company name. Projects are often registered in the name of a company you have never heard of, not the marketing brand.
  • Choose the type of project (residential, commercial, mixed and so on) or leave it on All, fill in the captcha and search.
  • The results table shows the district, project name, promoter name, registration number and the Registration Valid Upto date. Click View Details to open the project's own page.

If the number on the brochure returns nothing at all, do not assume the website is down. Try again later, and in the meantime ask the developer for a copy of the registration certificate. A genuine certificate will carry the same number, the same promoter name and a validity date.

What to read on the project page

The View Details page is where the useful information sits. Check that the promoter name on it matches the company named on your allotment letter and payment receipts. If the cheque is to be made out to a different company, ask why, in writing.

Section 11(1) of the Act asks the promoter to keep the project's page updated every quarter with the number and type of units booked, garages booked, approvals taken and approvals still pending, and the status of construction. The portal has a separate Quarterly Updates of Project search for this. Look at the most recent quarter. A project whose last update is very old deserves a polite question.

Read the approved plans and specifications too, where they are uploaded. Under Section 11(3) the promoter has to make the sanctioned plans, layout plans and specifications available to you at booking, and Section 14 limits changes to them after you have booked. What is filed with the authority is what you can hold the builder to.

Projects on the search page sometimes carry an asterisk. The portal explains that these have a revision application pending, and until the authority approves it, the details filed at the time of registration remain the official record.

The "Registration Valid Upto" date and lapsed projects

A registration is valid for the period the promoter declared for completing the project (Section 5(3)). That is the date in the Registration Valid Upto column. Compare it with what the sales team is telling you. If the brochure promises possession in two years and the registration runs for six, ask which date the agreement for sale will use, because that is the date that counts for delay interest.

When the valid-upto date passes and the portal shows no extension or completion, the registration is described as lapsed. The RERA Punjab home page keeps a running count of lapsed registered projects. A lapsed registration does not by itself mean the project is abandoned; some are finished and simply have not filed their completion papers. But it is a clear signal to ask questions before paying anything.

The Act allows an extension. Under Section 6 the authority can extend a registration for force majeure (war, flood, drought, fire, cyclone, earthquake or a similar natural calamity) or, in reasonable circumstances without default by the promoter, for a total of not more than one year. The portal's Advance Search lets you look for Extension of Registration, Completion Certificate and Revocation of Registration separately, so you can see which of these, if any, has been recorded for the project.

What the portal showsWhat it means for you
Lapsed, with an extension on recordRead the new date and the reason, and ask how far construction actually is.
Lapsed, with a completion certificate on recordThe project is complete as far as the authority is concerned. Move on to the occupation certificate and title checks.
Lapsed, with nothing recordedAsk the developer for the extension application or order in writing, and speak to your lawyer before paying.
RevokedThe authority has cancelled the registration under Section 7, which it can do for defaults, violations of approvals, unfair practice or fraud. Do not book.

Pending and rejected lists: what they mean

Under the Registrations menu you will also find a List of Pending Applications (Project Registrations) and two lists of rejected applications. These are PDFs, so use your browser's find function to search them.

A project on the pending list has applied but has not been granted registration. Section 3(1) means it cannot be marketed or booked until it is registered, so an "expression of interest" or "pre-launch booking" for such a project is a risk you would be taking without the Act behind you. On Property1313 we show projects like this only as upcoming, with registration awaited, and we do not take bookings for them.

A rejected application means the authority refused the registration. If a project you were offered appears there, ask the developer whether it has applied again and under which number, and check that number before anything else.

Shortlisted a project and want a second pair of eyes on its RERA page? Call or WhatsApp Property1313 on 89100 01313 and we will go through the registration, the valid-upto date and the latest quarterly update with you, at no charge.

Cross-check the number everywhere it appears

The number should be the same on the brochure, the advertisement, the price list, the allotment letter and the agreement for sale. Section 11(2) requires every advertisement or prospectus to print the registration number and the authority's website address. A newspaper ad or hoarding without them is worth noting.

You can also verify the person selling to you. The portal has a Search Registered Agents option and a list of registered real estate agents, along with a list of agents whose registration has lapsed.

Keep a screenshot of the project's search result and View Details page, with the date, in the same folder as your payment receipts. If there is ever a dispute, it shows what was on record when you booked.

Red flags and what to do about them

Walk away, or at least slow down and take advice, if you see any of these warning signs:

  • The sales team gives a number but the promoter name on the portal is different from the company asking for your cheque.
  • You are asked for a large "token" before registration is granted, or before any agreement is signed. Section 13(1) bars a promoter from taking more than 10% of the cost as an advance without first signing and registering an agreement for sale with you.
  • The flat, tower or phase you are offered is not covered by the registration number you were given.
  • The registration has lapsed and nobody can show you an extension or completion record.

The portal has a Report Unregistered Projects option for projects being sold without registration. If you have already booked and the promoter breaks the Act or your agreement, you can file a complaint with the authority under Section 31 through the Complaint menu, and track it with Search Case Status. Under the Punjab rules, interest payable by a promoter to a buyer (and by a buyer for late payment) is the State Bank of India's highest marginal cost of lending rate plus two per cent (Rule 16). For anything beyond a simple check, speak to a property lawyer.

How Property1313 shows RERA status

Every listing page on Property1313 shows the RERA number we have checked against the RERA Punjab list, with the date of that list where we have it. Opus One and The Pinnacle, for example, are both on RERA Punjab's published list of registered projects as on 25 September 2026. Where a project is not registered yet, we say so plainly and show it as upcoming, not as bookable.

GB Realty Opus One · Eco-City 2, New Chandigarh · ₹3.63 Cr onwards

The Pinnacle · Sector 83 Alpha, IT City, Mohali · Rs. 3.25 Cr onwards

If you are weighing two or three registered projects against each other, put them side by side on our compare page, then check each number on the portal using the steps above.

Still unsure whether a project you have been offered is properly registered? Send us the name or the number. Call or WhatsApp 89100 01313, or use the contact page, and one of our advisors will check it with you and explain what the record means before you pay anything.

Frequently Asked Questions

How do I check RERA registration in Punjab?
Go to rera.punjab.gov.in, open Registrations and choose Search Registered Projects. Search by registration number, project name or promoter name, fill in the captcha and open View Details for the project. Check that the promoter name and the Registration Valid Upto date match what the developer has told you.
What does a lapsed RERA registration mean?
It means the registration's valid-upto date has passed and the portal does not show an extension or a completion record for it. It does not always mean the project is abandoned, but you should ask for the extension order or the completion certificate in writing, and speak to your lawyer, before paying.
Can I book a flat in a project whose RERA application is pending?
Section 3(1) of the RERA Act does not allow a promoter to advertise, book or sell in a project before it is registered. A project on the pending list has applied but is not registered yet, so a booking there would not have the Act behind it.
Which projects do not need RERA registration?
Under Section 3(2)(a), registration is not needed where the land does not exceed 500 square metres or the project has no more than eight apartments across all phases. Most group housing and commercial projects in Mohali, Zirakpur and New Chandigarh are larger than this.
Where do I check RERA for a project in Panchkula?
Panchkula is in Haryana, so its projects are registered with Haryana RERA and their numbers start with HRERA. Check them on the Haryana authority's portal, not on RERA Punjab.
Can RERA Punjab extend a project's registration?
Yes. Under Section 6 the authority can extend a registration for force majeure, or in reasonable circumstances without default by the promoter, for a total of not more than one year. Extensions can be searched under Advance Search on the RERA Punjab portal.
