The Real Estate (Regulation and Development) Act (RERA) has changed how property is bought in India. For Tricity buyers, understanding RERA is essential before booking any new project. This guide covers what you need to know about RERA-registered projects.
What Is RERA and Why Does It Matter?
RERA, enacted in 2016, regulates the real estate sector to protect buyers. In Punjab, the Punjab Real Estate Regulatory Authority (PBRERA) oversees real estate projects.
RERA requires: delivery by the date the builder declares (with interest payable to buyers for delays), accurate project disclosures, a separate account for project funds, carpet area as the basis of sale, a complaint mechanism and penalties for false advertising.
How to Verify RERA Registration
Every RERA-registered project has a unique registration number. In Punjab, it starts with PBRERA, then the district code and the project number — for example PBRERA-SAS81-PR followed by four digits for a residential project in Mohali.
You can verify registration on the official Punjab RERA website. Check the project name, promoter details, approved layout, registration validity date and the declared completion date. A registration can lapse or expire, so make sure it is current, not just that a number exists.

For Haryana projects (Panchkula), check on the Haryana RERA (HRERA) website. For Chandigarh UT projects, check on the RERA portal that covers Chandigarh.
Red Flags: Non-RERA Projects
Avoid new projects that should be registered but are not. Such projects carry no RERA obligation to deliver on time, may divert funds to other projects, can change specifications without consent, and leave you without the RERA complaint route.
If a builder claims the project does not need RERA registration, verify it independently. Under the Act, projects on more than 500 square metres of land or with more than 8 units must be registered.
Builder Track Record Verification
Check the builder's past project delivery record. Visit completed projects and talk to residents. Read online reviews and complaint forums. Look into the builder's financial standing and any legal history.
Using RERA Complaint Mechanism
If a builder breaks its commitments, you can file a complaint with PBRERA. The authority can impose penalties, order interest or compensation and, in serious cases, revoke a registration. Complaints can be filed online.
What RERA Asks of Builders
Builders must update project progress on the RERA website every quarter, and the Act requires 70% of the money collected from buyers to be kept in a separate account and used for that project's land and construction. Read the quarterly updates before you pay each instalment.
How Property1313 Can Help
Where we have a project's RERA number, it is shown on the listing page so you can look it up yourself on the Punjab RERA portal. We can arrange site visits and walk you through the documents a builder shares. For the legal checks, use your own property lawyer.
Frequently Asked Questions
- How do I check if a project is RERA registered?
- Visit the official Punjab RERA website and search by project name or registration number. The number follows the format PBRERA-[District Code]-[Project Code]. Check that the registration is current, not lapsed.
- What happens if a builder delays possession?
- Under RERA, a builder that misses the declared date must pay interest to buyers for the delay at the rate set in the state rules. Buyers can file a complaint with PBRERA for interest or a refund.
- Are all projects in Tricity RERA registered?
- Most new projects are registered, but some small projects and independent floors fall outside RERA. Always verify before booking. Where we have a project's RERA number, it is shown on its listing page.
- Can I get refund if the builder cancels the project?
- Yes. If a builder fails to complete or hand over the project as agreed, RERA gives buyers the right to withdraw and get their money back with interest. File a complaint with PBRERA promptly; how long a case takes varies.
- What is carpet area as per RERA?
- RERA defines carpet area as the net usable floor area of a flat, excluding external walls, service shafts and balconies. Builders must sell on the basis of carpet area, not super area.
