Opus One New Chandigarh Price List, Sizes and Payment Plans (October 2026)
Property1313 Team · October 3, 2026 · 11 min read
This is a plain reading of the Opus One New Chandigarh price list that GB Realty has issued for its project in Eco-City 2, as it stands in October 2026. We have worked out what each unit plan costs at the printed rate, listed every extra charge on the sheet, and set the three payment plans side by side with real rupee figures, so you can see what you would actually pay and when.
One thing to know up front: the price list prints a rate per square foot, not a total for each flat. Every total in this article is the super area multiplied by that rate. GST, stamp duty and registration are extra, and the developer may revise prices, so treat these as the October 2026 position and ask us for the current sheet before you decide.
The key numbers on one screen, before we go through each of them properly in the sections below:
- Basic sale price (BSP): ₹10,990 per sq.ft. under both the construction-linked and the down payment plan. Penthouses: ₹15,000 per sq.ft.
- Homes: 3+1, 4+1 and 5+1 BHK apartments of 3,305 to 6,041 sq.ft. super area, in nine unit plans, plus penthouses.
- BSP range at the printed rate: ₹3,63,21,950 to ₹6,63,90,590.
- Mandatory extras: IFMS at ₹75 per sq.ft. and clubhouse membership of ₹15,00,000.
- RERA Punjab: PBRERA-SAS81-PR1267. Delivery announced by the developer for December 2029.
Opus One at a glance
Opus One stands on Plot No. 1, Eco-City 2, New Chandigarh. GB Realty describes it as its flagship residential project on an 8.75-acre site, with 688 homes across five towers. In the brochure's master plan the buildings carry names: Amelia, Cecilia, Evalia, Ezalia, Vidalia, Zenelia and Miralia House. That matters when you read the unit plans below, because sizes change from one house to the next.
The project is registered with RERA Punjab as PBRERA-SAS81-PR1267, in the name of Gee Bee Eagles Private Limited and Others, and it appears on RERA Punjab's published list of registered projects as on 25 September 2026. It is under construction: the developer recorded the start of excavation on 4 October 2025, and its press release of December 2025 gives delivery as December 2029.
If you have not checked a RERA number yourself before, our step-by-step guide shows how to do it on the official portal.
Opus One New Chandigarh price list: every unit plan at ₹10,990
Here are the nine typical unit plans from the brochure, with carpet area, super area and the BSP at the printed rate. The covered area including balconies sits between the two and is on the listing page.
| Home | House and unit | Carpet area | Super area | BSP at ₹10,990 |
|---|---|---|---|---|
| 3+1 BHK | Evalia, Cecilia and Amelia House | 1,765 sq.ft. | 3,305 sq.ft. | ₹3,63,21,950 |
| 3+1 BHK | Amelia House unit 1 | 1,751 sq.ft. | 3,523 sq.ft. | ₹3,87,17,770 |
| 3+1 BHK | Vidalia House unit 1 | 2,066 sq.ft. | 3,544 sq.ft. | ₹3,89,48,560 |
| 4+1 BHK | Amelia House unit 2 | 2,206 sq.ft. | 4,016 sq.ft. | ₹4,41,35,840 |
| 4+1 BHK | Ezalia House unit 1 | 2,869 sq.ft. | 5,007 sq.ft. | ₹5,50,26,930 |
| 4+1 BHK | Ezalia House unit 2 | 2,869 sq.ft. | 5,058 sq.ft. | ₹5,55,87,420 |
| 5+1 BHK | Zenelia House unit 2 | 3,533 sq.ft. | 5,985 sq.ft. | ₹6,57,75,150 |
| 5+1 BHK | Zenelia House unit 1 | 3,533 sq.ft. | 6,041 sq.ft. | ₹6,63,90,590 |
| 5+1 BHK | Miralia House unit 1 | 3,533 sq.ft. | 6,041 sq.ft. | ₹6,63,90,590 |
Penthouses are on the price list at ₹15,000 per sq.ft., and that rate already includes IFMS, power backup, club charges and two car parking spaces. No penthouse plan or size is printed, so we cannot give you a total for one yet. Ask us and we will request the plan.
Look closely at the carpet areas. Amelia House unit 1 and Vidalia House unit 1 are only 21 sq.ft. apart in super area, yet the Vidalia plan gives you 315 sq.ft. more carpet area (2,066 against 1,751 sq.ft.). Since you pay on super area, the carpet figure is the one to compare. Our guide to carpet, built-up and super area explains the difference.
What the BSP includes, and what it does not
Two things are already inside the ₹10,990 rate. First, covered car parking: one space with a 3+1 BHK, two with a 4+1 BHK, and two with a 5+1 BHK or a penthouse. Second, power backup, priced on the sheet at ₹30,000 per KVA: 7 KVA (₹2,10,000) for a 3+1 BHK, 10 KVA (₹3,00,000) for a 4+1 BHK and 12 KVA (₹3,60,000) for a 5+1 BHK.
The charges that come on top of the BSP, as printed on the October 2026 price list, are:
| Charge | Amount | Mandatory or optional |
|---|---|---|
| IFMS (interest-free maintenance security) | ₹75 per sq.ft. | Mandatory |
| Clubhouse membership | ₹15,00,000 | Mandatory |
| An additional car parking space | ₹5,00,000 | Optional |
| Additional power backup | ₹30,000 per KVA | Optional |
| GST, registration and other government charges | Extra | As applicable |
Floor-wise PLC and the Shivalik view charge
Preferential location charges (PLC) are worked out as a percentage of the net BSP, and they depend on the floor. The sheet reads:
| Floor | PLC (% of net BSP) |
|---|---|
| 1st floor | 7% |
| 2nd floor | 5% |
| 3rd floor | 4% |
| 4th to 6th floor | 3% |
| 7th to 25th floor | Nil |
| 26th to 28th floor | 3% |
| 29th and 31st floor (as printed) | 5% |
| Top floor | Nil |
There is also a Shivalik View PLC of 3% on unit no. 02 of Zenelia House and Miralia House, on top of any floor PLC, and no PLC at all on units with a refuse area inside the apartment. The line for the 29th and 31st floors is printed that way on the sheet, without the 30th; ask the sales team to confirm the 30th floor before you pick a unit near there.
In money terms the floor makes a real difference. On a 3,305 sq.ft. home, 7% on the 1st floor is about ₹25.43 lakh, and 3% on the 4th to 6th floors is about ₹10.90 lakh. Anywhere from the 7th to the 25th floor carries no floor PLC.
A worked example: 3+1 BHK of 3,305 sq.ft.
Take the smallest plan, a 3+1 BHK of 3,305 sq.ft. in Evalia, Cecilia or Amelia House, on a floor between the 7th and the 25th, so that no PLC applies.
- BSP: 3,305 × ₹10,990 = ₹3,63,21,950 (includes 1 covered parking and 7 KVA backup)
- IFMS: 3,305 × ₹75 = ₹2,47,875
- Club membership: ₹15,00,000
- Total before GST, stamp duty and registration: ₹3,80,69,825
Run the same arithmetic on the 4,016 sq.ft. 4+1 BHK and you get ₹4,41,35,840 + ₹3,01,200 IFMS + ₹15,00,000 club = ₹4,59,37,040. For the 6,041 sq.ft. 5+1 BHK it is ₹6,63,90,590 + ₹4,53,075 + ₹15,00,000 = ₹6,83,43,665. Again, before GST, stamp duty, registration and any PLC. Our stamp duty guide for Punjab covers the government side of the cost.

The three Opus One payment plans
The price list offers three ways to pay. All three start the same way: ₹15 lakh on booking. After that they part company. We have used the 3,305 sq.ft. home (BSP ₹3,63,21,950) for the rupee figures.
Construction-linked plan (CLP). ₹20 lakh within 30 days of booking, then the total reaches 25% of the BSP within 90 days, counting the booking amount. On our example that 25% is about ₹90.80 lakh. After that you pay 10% (about ₹36.32 lakh) on completion of each of the ground, 8th, 16th, 24th and 32nd-floor unit slabs, 5% (about ₹18.16 lakh) when finishing work on the unit starts, 10% when the occupation certificate is applied for, and the last 10% with the additional charges (IFMS, club, PLC and any others) on offer of possession.
Down payment plan, with a 12% rebate. ₹20 lakh within 30 days, 25% within 90 days including the booking amount, then 65% of the BSP within 180 days of booking, about ₹2.36 crore on our example, and the last 10% plus the additional charges on possession. So about 90% of the BSP is paid within six months. The sheet prints a 12% rebate for this plan but does not show how it is applied. If it is taken off the BSP, it would be about ₹43.59 lakh on a 3,305 sq.ft. home, but please get the net figure for your unit confirmed in writing before you count on it.
Structure-linked plan, 25 : 25 : 25 : 25. The total reaches 10% of the BSP within 30 days including the booking amount, a further 15% within 90 days (so 25% in all), then 25% on completion of half the structure, 25% on completion of the full structure, and the last 25% with the additional charges on offer of possession.
Which one fits depends on your cash, your loan and how you see construction risk. We have written a separate guide to construction-linked, down payment and possession-linked plans with examples from Tricity projects.
If you are financing part of the price, try the instalments on our EMI calculator before you choose. Many banks release a home loan in step with construction, so a down payment plan may need more of your own money upfront. Check with your bank.
Location, design and amenities
Eco-City 2 is in New Chandigarh, off the Chandigarh-Baddi highway. The developer gives these drive times: the main highway 1 minute, Strawberry Fields World School 3 minutes, Tata Memorial Hospital 5 minutes, The Oberoi Sukhvilas 8 minutes, the PCA stadium 10 minutes and Panjab University 15 minutes. Drive at the hour you would actually commute before you rely on them.
The design team named by the developer includes principal architect Tripat Girdhar of Chandigarh, with landscape, lighting and interior consultants from Bangkok, Australia and Singapore. GB Realty shows the project as IGBC pre-certified Platinum, and the brochure lists Italian marble in the living and dining areas, engineered-stone kitchen counters and branded fittings.
Amenities centre on a 65,000 sq.ft. club house with an all-weather pool, spa, fitness centre, banquet hall, private theatre, bowling alley and guest rooms, and outdoors a lazy river, great lawns, an amphitheatre, sports courts, a cricket practice pitch, a skating rink, a pet park and EV charging. The pictures on the listing are the developer's artist's impressions; the brochure says plans and specifications are tentative and can change.

Questions to ask before you book
From our reading of the sheet, these are the points worth settling in writing before you sign anything:
- How exactly is the 12% down payment rebate applied, and what is the net BSP for your unit?
- What is the PLC on the 30th floor, given the sheet's "29th & 31st" line?
- Which plan, house and floor are you being offered, and is the carpet area in the agreement the same as in the brochure?
- When will the agreement for sale be registered? Under Section 13(1) of the RERA Act, a promoter cannot take more than 10% of the cost before that.
- Are the penthouse sizes and plans available yet?
