In short:
The project is on 8.01 acres, a two-side open corner site on the 200 ft IT City Road. The structure is an earthquake-resistant RCC frame built with Mivan formwork. Amenities include a clubhouse with a sky deck, a swimming pool, a gymnasium, a spa, and squash, tennis and badminton courts. It is under construction.

Both starting prices work out to ₹10,000 per sq.ft. of super area. On carpet area the picture changes: the 4 BHK is about ₹17,707 per sq.ft. of carpet and the 5 BHK about ₹16,094, because the 5 BHK gives a higher share of carpet (about 62%, against about 56% for the 4 BHK). The ₹10–20 lakh premium for higher floors and corner flats is a quoted range, not a fixed schedule. Ask for the exact figure on the flat you like, in writing.
Our listing does not carry a payment plan or a schedule of extra charges for Marbella Royce. The current plan is available from our team: ask for it in writing, with the booking amount, every stage, and the club, IFMS, power backup, parking and PLC charges, before you compare it with another project.
What to check: whatever plan you are offered, Section 13(1) of the RERA Act does not allow a promoter to take more than 10% of the cost before a registered agreement for sale. If the booking stage is larger, ask when the agreement will be registered.

In Punjab the sale deed carries stamp duty of 6% for a man, 4% for a woman or 5% for a joint man-and-woman purchase, plus a 1% cess and a 1% PIDB fee, and registration of 1% capped at ₹2 lakh. On a deed value of ₹3.12 Cr:

These figures assume the sale deed is registered at the basic price alone. The value on the deed can be higher, for example when it includes parking or other charges, or when the collector rate for the site is higher, so run your own numbers on our stamp duty calculator before you budget.
If you choose a higher floor or a corner flat, the premium raises the deed value and these charges with it: every ₹10 lakh adds ₹80,000 for a man, ₹60,000 for a woman or ₹70,000 for a joint buyer, since registration is already at its cap.
The site is opposite Plaksha University with the Infosys campus at IT City adjoining.
